JOB SUMMARY:
Project Development Specialist (Geographic Project Specialist) is directly involved in the development of the project from its inception to completion and tum-over of the property. Responsible in the analytical aspects of the projects which include but not limited to market and target analysis, site analysis. financial feasibility, etc. Conceptualizes and implements effective marketing campaigns and is responsible in sales forecasting to ensure financial stability of the project.
QUALIFICATIONS:
- College graduate with degree in Business, Marketing, Economics and other related courses
- With at least 2 – 3-year experience in related track
- Willing to work in Davao City.

DUTIES AND RESPONSIBILITIES:
1. Project Inception
- Conducts market and competitor scan via direct or on the ground survey and other first-hand information.
- Prepares site analysis to determine development cost implications of the project’s site physical attributes (i.e. general topography, availability of drainage outfall. etc.).
- Prepares financial feasibility report for the assigned project
2. Project Planning
- Prepares conceptual brief of the project which includes but not limited to theme or concept of the architecture. product type. competitive benchmark. schedule or timelines, zoning requirements, open spaces and amenities.
- Coordinates directly with Permits and licenses for oil necessary permits prior to the commencement/construction of the project
3. Project Implementation
- Prepares financial analytical review between project’s budgeted costs and expenses versus the actual costs and expenses.
- Prepares budget for Soles and Marketing.
- Understands inventory management system from project uploading to inventory maintenance.
- Identifies target market and prepares market analysis. target segment. product offering, competitor scan and SWOT analysis for a more plausible marketing materials.
- Conceptualizes marketing ideas and directs the fast and efficient preparation of communication and/or marketing plans.
- Monitors and coordinates the quality and quantity of all marketing collaterals from creation to production.
4. Project Turnover
- Documents and disseminates information with regards to changes in schedule to all concerned units.
- Monitors tum-over and acceptance rote of customers.
- Ensures that Master Deed, applicable fees and other guidelines ore well-defined.
- Performs punch listing and acceptance of units according to quality standards and timetable. 5. Property Management
- Manages maintenance fund (i.e. collection and disbursement).
- Coordinates and manages the work of other units involved in the project.
- Facilitates the formation of Home Owners Association or Condo Corp.
