We are hiring! Our company is merrily looking for a candidate to fill the position of Property Admin & Accounts (WFH-Day shift). For those of you who live in Central Luzon, Central Visayas, Eastern Visayas, National Capital Reg, Davao, & Western Visayas and its surrounding areas, we need you to then join our company office, Dash10 Managed Services, and able to under a full time working hours.

If you have experience in the field of Accounting/Finance & Banking/Financial with at least Bachelor's/College Degree & Professional License (Passed Board/Bar/Professional License Exam), professional, honest, and disciplined, we will enthusiastically hearing from you to join our company.
We offer you the salary rates ranging from ₱30,000 - ₱40,000. The provision pertaining to the average starting initial salary we offer may change if you meet or even beyond the minimum requirement we are looking for in accordance with our company HRD agreement.

We are looking for a smart, enthusiastic, and self-driven individual to join our team as a Property Admin & Accounts. You will be performing a variety of administration, accounts, and clerical tasks for both the property team and administration teams to ensure the smooth running of our property division.
Key Responsibilities:
- Property Administration
- Manage the property email address, answering and dealing with all emails in a timely manner.
- Assist the National Property Manager with a variety of tasks including maintenance, compliance, annual reviews, and tenant follow-ups.
- Liaising with our alarm company to manage BWOFs
- Monitor Tenants jobs requested through Released.
- Keep property files tidy and up to date.
- Streamline communication through the company’s scripting approach.
- Create and manage induction booklets for each tenanted site.
- Assist marketing with vacant space advertising and associated documents.
- Manage the National Property Manager movements through the executive calendar, including auto replies when travelling.
- Management of lease renewal calendar, assisting with rent reviews and CPI Adjustments.
- Ensure all renewals and reviews are signed and filed correctly.
- Potential tenant due diligence
- Process documentation, template creation, systems setup, and automation.
- Weekly meetings on any upcoming renewals, reviews, and expiries.
- Accounts
- Completion of bimonthly GST returns for review.
- Cost reviews
- Bank reconciliations and coding
- Entering supplier invoices in Xero, loading of payment batches.
- Tenant invoicing, management of tenant arrears.
- Assist with OPEX washup calculations.
- Assist the Group Accountant with monthly reports.
- Various accounts administrative tasks as required.
- Relationships/Procurement
- Manage relationships with major suppliers and tenants.
- Liaise with contractors when the National Property Manager is out of town.
- Continuous Improvement
- Actively work to evaluate current work practices to improve procedures and workflows
- Health & Safety
- Actively support safe workplace procedures and policies regarding health, safety, and wellness within all company’s operations.
- Ensure all workplace incidents are accurately recorded in a timely manner.
- Other
- Other work as required by COO, CFO & Directors from time to time
Key Attributes:
- A Certified Public Accountant would be an ADVANTAGE
- 4-5 years customer service experience
- 2-3 years office experience
- 2-3 years property management experience
- Proven experience as an executive assistant or other relevant administrative support experience.
- Accounts experience, creditor & debtor control
- Understanding of property management industry
- Understanding of furniture retail industry
- Working knowledge of Business Central, Xero, Released, Workflow Max or similar accounting program
- Strong verbal and written communication skills
- Strong analytical & problem-solving ability with attention to detail
- High degree of computer literacy including Microsoft Excel and the entire MS Office suite.
- Positive and enthusiastic, not afraid to challenge the status quo
- Strong interpersonal skills and the ability to build strong working relationships with key stakeholders and staff across all levels of the business
- Proactive in the identification of opportunities and issues
- A logical and methodical approach with the ability to think laterally and use initiative
- Excellent time management with the ability to meet deadlines in a fast-paced, quickly changing environment.
- Ability to organize a daily workload by priorities.
- A proactive approach to problem-solving with strong decision-making skills.
- Legal expertise in terms of lease and tenancy arrangements would be an ADVANTAGE
